How it Works
SEARCH FOR HOMES

Search for a home on the Internet by visiting any major real estate site of your choice or better yet search on our website. Searching on our website will clearly show you the amount of the cash rebate that you will receive for each home listed in the MLS, so you don’t have to guess your rebate.
Select one or more properties that interest you. You can either email us the list of properties that interest you or if you are using our website just click on the “Request a Visit” button for each property that you wish to view.
CONTACT US
Contact one of our professional agents, or the agent will contact you based on your list of properties requested to visit. The agent will discuss with you the specific properties and answer any questions or concerns that you may have.
We will schedule all the visits and your agent will be with you during all the visits assessing and advising you on the condition of each house. Once you have identified the particular home that interests you and would like to make an offer, your agent will start the process.

MAKING AN OFFER

Your agent will provide you with a unique CMA spreadsheet showing all the values in the neighborhood or town, and the ratios of listing prices to selling prices. This process will allow you to understand the current market values and to make an educated estimate of the price and terms to offer.
Your agent will prepare all the necessary documents, review them with you and submit them to the sellers’ agent. Furthermore, and when appropriate, the agent will also conduct all the follow up negotiations.
ATTORNEY & HOME INSPECTION
After the offer has been accepted you need to contact a Real Estate attorney who works on a flat fee basis and who will draft the Purchase & Sale (P&S) documents. We can recommend an experienced attorney, or select your own
We will assist you in selecting a home inspector or you can choose your own. We will attend the inspection with you and answer any questions you may have We will negotiate any issues or adjustments resulting from the home inspection

THE CLOSING & THE REBATE

The closing will take place at the attorneys’ office or at the appropriate County Registry of Deeds. If present conditions allow it, we will be with you at the closing. Three to five days after the transaction has been recorded, you will receive your rebate check, which the IRS doesn’t consider taxable income. Cash that you receive just for working with us.
You can use the money for any purpose. Pay any credit card debts, buy some new furniture, take a nice vacation or offset the closing costs expenses. The cash rebate is yours to do as you please.
